What fees will I be charged?
You will be charged a one-off administration fee when you apply for the property you wish to rent.
You will be charged £65 if you wish to renew your tenancy.
The fee is confirmed on the application form.
Will I need insurance?
Yes. Your contents need to be insured and you need to think about protecting your deposit against accidental damage you might cause to the Landlord's contents, such a spilling wine or burning a hole in the carpet with a hot iron!
Our properties and the landords contents are all insured but not any tenant's property.
What happens if my income is too low to cover the rent?
If we feel your income is too low to cover the rent then we may ask for a guarantor to support your tenancy.
Do I need to give references?
In all cases we will carry out a search via a Credit Reference Agency so we will require your address history.
We will need a reference from your existing Landlord if you are renting and we will require a written reference from your employer.
How much is the deposit?
The deposit is normally one and a third month's rent.
Therefore a rent of £525 will require a deposit of £700.
What happens to the deposit?
The bond is protected according to Government regulations.
All bonds are registered with the Government approved scheme, Tenancy Deposit Solutions Limited (TDSL) in association with the National Landlords Association administered by Hamilton Fraser.
When I move in to the property how much will I have to pay?

Before you can move in and the Tenancy starts the first month's rent and the bond must be paid and received in cleared funds.
You can pay by bank transfer, banker's draft or building society cheque.
Can I keep a pet?

We allow pets in some of the properties; however a larger deposit is required.
How and when do I need to pay the rent?
The bond is protected according to Government regulations.
The rent has to be paid monthly in advance by Standing Order from your bank, thus ensuring you do not fall behind in your rental payments.
Are any bills included?
The bond is protected according to Government regulations.
All utility bills and Council Tax are the tenant's responsibility unless otherwise agreed.
It is the tenant's responsibility to set up accounts with your preferred suppliers and close them when the tenancy ends.
